What East Ham housing means for your carpets

One postcode, two eras. North of the A13, East Ham is long runs of Edwardian terraces around the High Street and Plashet, with bay-fronted reception rooms and generous hallways by London standards. South of it, Beckton was largely built in the 1980s and 1990s, and its houses and low-rise flats follow a completely different design logic.

The Edwardian houses behave like the rest of East London: suspended timber floors under the carpet, a hallway and staircase that take the heaviest traffic, and bay windows that let in plenty of light. Controlled water and strong extraction matter because of what is underneath.

Beckton homes are smaller-roomed, with lower ceilings, smaller windows and, on the ground floor, a concrete slab rather than timber. They were built when fitted carpet went through the whole house, so it is common to find carpet in every room, the landing and sometimes the kitchen diner. Less airflow from smaller windows means drying relies more on opening what you can and keeping the heating on.

Many Beckton carpets are also not the originals but a later budget replacement laid over old underlay. Tired underlay does not affect cleaning much, but it does affect how springy and fresh a carpet feels afterwards, and it is worth knowing before judging the result.

What we plan around in East Ham

Built into the quote rather than discovered on the doorstep.

Edwardian hallways and stairs

The dirtiest run in the terraces, cleaned tread by tread. Hallways here are wider than most in East London, which helps.

Smaller windows in Beckton homes

Less natural airflow means slower drying. Open every window you can and keep the heating on low for a few hours.

Carpet in unusual rooms

Some 1980s homes still have carpet in a kitchen diner or around a downstairs cloakroom. These take food and water spills that ordinary living-room carpet does not, and may need spot treatment first.

Worn-out underlay

Flattened old underlay makes a clean carpet feel less springy than expected. Cleaning cannot fix underlay; replacement can.

Parking and access in E6

Parking around East Ham High Street and the stations is tightly controlled by Newham. The residential terraces further out are easier, though most still sit in a controlled zone.

Beckton is generally the simplest part of our patch to park in, with estate parking and driveways on many streets. Some developments have their own permit rules, so check before the day.

East Ham is a straightforward run from our Leytonstone base, and Beckton only slightly further, so arrival windows here are reliable.

Parking restrictions are set by the council, not by us. Newham publishes the current zones and visitor permit rules on its own website, and it is worth a look if you are not sure about your street.

Straight answers, including the unhelpful ones

Answered the way we would answer them on the phone. Some argue against hiring us.

Is carpet in a kitchen diner worth cleaning?

It is worth cleaning, though it will always be a hard place for carpet. Grease and food work into it quickly. Regular cleaning keeps it presentable, but many people eventually replace it with a hard floor, and in a kitchen that is often the sensible choice.

Why does my clean carpet still feel flat?

Usually because of the underlay rather than the carpet. Cleaning lifts the pile, but if the underlay beneath it has compressed over twenty or thirty years, the floor will still feel hard underfoot.

How long does a whole Beckton house take?

Less than people expect. Rooms tend to be compact, so a house carpeted throughout is often a morning rather than a full day.

Will a clean get rid of an old smell in the carpet?

If the smell is in the carpet fibres, usually yes. If it has soaked into old underlay, the carpet will come up clean and the smell may return, because the source is underneath.

Frequently asked

Do you cover Beckton as well as East Ham?+

Yes, all of E6, including the High Street, Central Park, Plashet and the streets around East Ham station, as well as Beckton and the DLR area to the south.

Can you clean carpet throughout a whole house?+

Yes, including landings and stairs. Carpeted-throughout homes are common in Beckton and are usually a single visit.

How long will it take to dry?+

Two to four hours to touch-dry in most homes. Houses with smaller windows benefit from extra ventilation and the heating on low.

Can you clean stair carpet in an Edwardian terrace?+

Yes. Stairs are cleaned tread by tread, including the risers and edges, and take longer than their floor area suggests.
