What Forest Gate housing means for your carpets
The part of Forest Gate that surprises people is the Woodgrange Estate, a late-Victorian development of substantial houses that is now a conservation area. These are not typical East London terraces. Rooms are tall and wide, reception rooms often run into each other, and the scale of the carpet is closer to a large suburban house than to anything else in Newham.
Big rooms bring their own practical realities. There is simply more floor, so a full ground floor takes several hours rather than one. Furniture tends to be larger and heavier, including pieces that plainly have not moved in years, and the carpet underneath them is often a different colour from the rest of the room. We would rather tell you now that the area under a long-standing bookcase will look cleaner than it did but may never quite match its surroundings, because some of that difference is years of light exposure on the open floor.
Elsewhere in E7 the picture is different. The arrival of the Elizabeth line at Forest Gate station has brought more flats, more conversions and more renters into the streets around it. Those jobs are smaller and quicker, and more often tied to moving in or out.
Tall Victorian rooms with sash windows have one real advantage for us: airflow. Open the sashes top and bottom and a room like that dries quickly.
What we plan around in Forest Gate
Built into the quote rather than discovered on the doorstep.
Very large reception rooms
More floor means a longer visit. Worth booking a slot sized for the house rather than squeezing a full ground floor into an hour.
Heavy furniture that never moves
We move what can be moved safely. Pieces too heavy to shift are cleaned around, and the carpet beneath them may not fully match the sunlit floor nearby.
Period features close to the carpet
Painted skirtings, tiled hearths and original floorboard borders around a fitted carpet all need care with water and equipment along the edges.
Moving-in and moving-out flats near the station
Newer lets around Woodgrange Road turn over often. Cleaning an empty flat is quicker, and drying is faster with nothing on the floor.

Parking and access in E7
Newham controls parking across most of Forest Gate, and the streets near the station are the most restricted. The Woodgrange Estate roads tend to be quieter, but check the bay markings on your street before we arrive.
Large houses usually have wide hallways, which makes bringing equipment in straightforward. Conversions near the station can be tighter, with shared front doors.
Forest Gate is a short run from our Leytonstone base, just the other side of Wanstead Flats, so it is one of the easier areas for us to reach.
Parking restrictions are set by the council, not by us. Newham publishes the current zones and visitor permit rules on its own website, and it is worth a look if you are not sure about your street.
Straight answers, including the unhelpful ones
Answered the way we would answer them on the phone. Some argue against hiring us.
Why is the carpet a different colour under the furniture?
Usually because the rest of the room has faded rather than because the hidden part is dirty. Sunlight lightens carpet dye over years, and the floor under a bookcase has been protected. Cleaning evens out the soiling but cannot put the faded colour back.
Is a big period house expensive to do?
It takes longer because there is more carpet, so it is a bigger job. We price by the rooms and the time involved, and tell you before we start.
Can I just do the main rooms and leave the bedrooms?
Of course. Plenty of people do the rooms that get used hardest and leave quiet spare rooms for another time.
Should I get a period house carpet cleaned before selling?
If the carpet is in decent condition, a clean costs a fraction of replacing it and makes rooms photograph noticeably better. If it is worn through in the walkways, cleaning will not hide that and replacement is the honest answer.

Frequently asked
Do you cover the Woodgrange Estate?+
Yes, along with the rest of E7, including Earlham Grove, Woodgrange Road, the Romford Road and the streets around the station, out to the Stratford and Manor Park borders.
How long does a large Victorian room take to clean?+
Longer than a standard room simply because there is more of it. We plan the time around the actual size of the rooms rather than a fixed per-room estimate.
Will cleaning damage original floorboards around the carpet?+
Not with care at the edges. We keep water controlled along the borders and extract it straight back out, so exposed boards are not left wet.
How quickly will my carpet dry?+
Two to four hours to touch-dry is typical. Tall rooms with sash windows opened top and bottom often dry faster than that.
