What Leyton housing means for your carpets

Leyton is Victorian and Edwardian terraces almost end to end, but the thing that shapes our work here is not the age of the houses. It is how many of them have been divided up. A large share of E10 terraces are now two or three flats, and a good number are let room by room.

Much of Leyton sits inside a Waltham Forest controlled parking zone, though the hours differ noticeably between the streets near the stations and the quieter roads towards the Marshes. Tell us the road when you book and we will usually know what to expect.

My landlord wants the carpets professionally cleaned. Do I have to pay?

Not as a condition of the tenancy. The Tenant Fees Act 2019 made it a prohibited payment to require professional cleaning in England. You do still have to return the property in the condition you received it, allowing for fair wear and tear, so if the inventory recorded clean carpets they need to go back clean. You are entitled to do that yourself.

Is it worth cleaning carpet in a room let by the room?

Often yes, and often only that one room. There is no rule saying a whole property has to be done at once. If one bedroom has had a spill and the rest is fine, clean that bedroom.

Can you do it the same day as the check-out?

Sometimes, but think about whether you want to. Touch-dry is two to four hours and fully dry about six. If the inspection is at midday and we start at ten, the clerk will be looking at damp carpet and may note it. Earlier is better.

Will cleaning make a worn hallway carpet look new?

No. In a three-flat conversion the hallway has usually taken enough grit to physically abrade the fibre, and abrasion is not dirt. It will look considerably cleaner and it will not look new. We would rather say that now.
